The land is privately owned by a company of which there are two partners. 

Description & Topography: 

The land comprises four adjoining farms. At the highest point the land is 130 meters above sea level; where there are stunning 360 degree views of the Pacific Ocean to the West, and the mountains of the Diria National Forest Reserve to the East.

Three gently sloping ridges offer spectacular views of the surrounding landscape, continuing down to large level area of approximately 35 hectares. This area is currently used for crops, but has potential for a golf course and an exclusive hotel complex, aircraft landing strip or other developments. 

Owing to the rich and unique natural resources, especially the abundant natural spring water which runs all year round, the land offers the most fertile soil conditions which supports a rich bio-diversity.   

The percentage topographical breakdown is as follows: 30% ocean views, 50% gently sloping hills, and 20% on level land.  

The suitability for building on the land has been preliminarily assessed. It has been suggested that there is the potential for a minimum of fifty 5000 sqm lots with ocean views, as detailed in the planning map. However it should be noted that the remaining land offers further development opportunities incorporating stunning views of the surrounding hills and mountains. 

Trees and Plantations: 

The land has three hardwood plantations of Pochote, Teak and Melina, all of which are mature enough to be harvested now, offering either financial returns or extensive construction material. There are a further 15,000 semi-mature precious hardwood and indigenous fruit trees. 

Access:  

The property has two entrances from well maintained public roads from Santa Cruz and Pal Mares. Two further internal private roads link the land together as shown in the plan. From the idealic beaches of San Juanillo; the southern entrance is 2.6 km (6 minutes driving), the northern entrance is 3 km. 

Electricity:

 Mains electricity has been installed.

 Water: 

Two concrete water tanks of 70,000 litres have been installed. These are fed by fresh drinking water which is pumped up from a deep water well on the banks of the river Rosario.

The San Juanillo river runs through the land providing running water all year round, the land also has three natural springs (as detailed on the plan).
